"I've got the money sat there and I'm too scared to do anything with it."
"I'm not going to still be doing this job at fifty-five. I'm not."
"I don't need another course. I need someone to tell me which house."
Eleven at night, Rightmove open in bed, a terrace you've looked at four times, and the same thought: you wouldn't know if it was a good one or not. That's the moment this is for.
I'm Andrea Cooper. I've been a landlord and a letting agent in South Yorkshire for twenty-five years. Andrea Lets has run out of Barnsley since 2003. I manage 280 properties, mostly on my own. I own twenty-six and I'm buying another twelve.
In 2026 I was a candidate on The Apprentice on BBC One, series 20. Same jacket. Same business. I went in as a letting agent from Barnsley and came out one.
Over the years a handful of my landlords asked me to show them how. I did it for free, because they were my landlords. Three of them, that I can point to. Sarah bought eight more. Another bought two in his first year and wants two a year. One did about six houses, ten years back.
That was informal. Phone calls, a look at a house, a word with my broker. This is the same thing done properly, with everything written down, for the next one.
On stage at Progressive Property, Peterborough, 2026.

£200 a month
What Sarah was leaving on the table before she rang me.
Sarah was marketing her house at £200 a month less than I marketed it for. Too cheap. It was pulling in the wrong tenants and putting off the right ones. I put it up £200 and let it within twenty-four hours. A weekend course can't see that. I can, because I know the street.
The Next House
£7,500
Your investment. Twelve months, once.
Sarah's result, in twelve months: eight more houses, £120,000 more equity.
She came to me with three houses and a teaching job. She's left teaching. That's her result, not a promise. It's what the investment bought.
Plus six months of free management on your first house.
The investment is the smallest number in the deal.
In twelve months you'll have bought your next rental property in South Yorkshire. One is the promise. More is the plan. How many depends on your deposit and on what comes up that stacks up on rent and yield. Sarah bought eight in her twelve months. If you've done the work and haven't bought, I keep going with you until you have.
K. Know what you want. Written down before anything else.
E. Equity and funding. Where the money is and the order to use it.
Y. Yes to the right house. Find it, judge it on the sheet, say no to the rest.
S. Secure it and let it. Offer, broker, solicitor, keys, tenant in. Then back to Y.
"Having the money and actually knowing which properties to buy, what to pay and what to do with them afterwards are two completely different things. Andrea sourced my first two investment properties, helped me make the right decisions when buying them, managed the refurbishments and then got them both ready and let within 24 hours of receiving the keys."
"Andrea has helped me to source deals, has given great advice and has been on call for any wobbles I've had along the way."
No card, no form longer than two boxes. First name and email, then a conversation.
I've done this three times for free. This is the fourth, done properly.
