Most landlords who stop at two think they've run out of money. Usually the deposit is sitting in the property they already own. This free worksheet shows you where.
Open it, fill in the yellow cells, and see what your equity could do.
Two things before you start. For your own home, ask your lender or broker what percentage of its value they'll lend up to. Only they can tell you. The rentals are set to 75 percent, which you can change to 80. And releasing equity raises your monthly payments, so check the numbers with a broker before you commit.

What's in it. A simple spreadsheet you fill in over a cup of tea. Put in what your home is worth and what's left on the mortgage. Do the same for each rental you own. It shows how much equity you could release, and how many deposits that covers on your next buy-to-let. No jargon. No sign-up to a course. Just your own number, in about ten minutes.
