Who built it, and why.

I'm Andrea Cooper. I've been a landlord and a letting agent in South Yorkshire for twenty-five years. Andrea Lets has run out of Barnsley since 2003. I manage 280 properties, mostly on my own. I own twenty-six and I'm buying another twelve.

In 2026 I was a candidate on The Apprentice on BBC One, series 20. Same jacket. Same business. I went in as a letting agent from Barnsley and came out one.

Over the years a handful of my landlords asked me to show them how. I did it for free, because they were my landlords. Three of them, that I can point to. Sarah bought eight more. Another bought two in his first year and wants two a year. One did about six houses, ten years back.

That was informal. Phone calls, a look at a house, a word with my broker. This is the same thing done properly, with everything written down, for the next one.

  • The Numbers Sheet: one page to judge any house in ten minutes. Yours for life.
  • Your Deal Log: every house we look at, my verdict written next to it.
  • Meeting notes: one page after each meeting. Decided, next, by when.
  • My contacts: my broker, my solicitor, my tradespeople, with an introduction.
  • The Letting-Ready Pack: advert, vetting, inventory, move-in, the way Andrea Lets does it. Worth about £700 on its own.
  • Your Next Twelve Months: written at the last meeting.

How it runs

  • Twelve face-to-face meetings, one a month.
  • One-to-one WhatsApp, open twenty-four hours, answered within twenty-four. Nobody else in the thread.
  • £7,500 up front, or £700 a month for twelve months.
  • Bonus: Six months of full management by Andrea Lets, free, on the first house you buy with me. Tenant found, rent collected, repairs handled. You relax. Houses two and three go on at my normal rate if you want them to.
  • After meeting one, if it's wrong for either of us, everything back except £500 for the meeting and the plan you leave with.
  • No promise of equity, rent or leaving a job. That's the market and you.
